Ramhan Island Abu Dhabi and Yas Island Projects

Ramhan Island, Abu Dhabi and Yas Island Projects

Explore Ramhan Island Abu Dhabi’s Bristol Residences and Yas Island’s Yas Riva villas—prices, layouts, and payment plans compared.

If you’ve been keeping an eye on Abu Dhabi’s property market, you’ve probably noticed the islands are where a lot of the action is right now. Two projects worth knowing about are Bristol Residences on Ramhan Island and Yas Riva on Yas Island. Different developers, different styles, but both worth a look if you’re thinking about buying on the water.

Let’s go through what each one actually offers.

Bristol Residences, Ramhan Island

This one’s by Eagle Hills, and it’s small on purpose. Just 125 units in total, so it’s not going to feel like a crowded tower block.

Bristol Residence in Ramhan Island Abu Dhabi

The basics:

  • 1, 2, 3, and 4-bedroom apartments
  • Prices start at AED 3.1 million and go up to AED 14 million
  • Handover is set for October 2028
  • Building is low-rise, levels 1 to 6
  • Payment plan: 10% down, 40% during construction, 50% at handover

Ramhan Island itself is known for its calm waters and mangroves, so even though you’re minutes from the city, it feels a bit removed from it. Bristol is built to take advantage of that — most units come with a balcony or terrace, and a good number look straight out at the marina or the water. There’s also direct marina access, so if boats are your thing, that’s covered too.

Apartments come with AC, a water heater, kitchen appliances, and wardrobes already fitted, which saves you the hassle of sorting that out yourself after handover.

As for location, you’re not far from the Louvre Abu Dhabi, Sheikh Zayed Grand Mosque, Saadiyat Island, and the airport. Yas Island is close by too, and the Sheikh Khalifa Bin Zayed Highway makes getting around fairly painless.

Yas Riva, Yas Island

Yas Riva is Aldar’s project, and it’s villas rather than apartments — 292 of them, sitting along a canal directly across from the existing Yas Riva community.

Yas Riva Abu Dhabi – Waterfront Villas on Yas Island

The basics:

  • 4, 5, and 6-bedroom villas, inland or waterfront
  • 247 inland units, 45 waterfront
  • Prices start at AED 7.9 million, topping out at AED 14.5 million
  • Handover in Q3 2030
  • Payment plan: 5% on booking, then five payments of 5% between March 2027 and November 2028, two payments of 10% in 2029, then 50% at handover
  • No mortgage pre-approval needed to buy in

One thing that stands out here is the layout—every villa is single-row, so nothing is built back-to-back. You get proper privacy on all sides. The architecture leans on warm timber finishes, and there’s a walkable clubhouse and small retail area built into the community, so you’re not always driving to get a coffee.

Buyers also get a 5-year waiver on service charges and a 2% waiver on the ADM admin fee, which takes a bit of pressure off the early costs.

On the amenities side, there’s a lot packed in: pools for adults and kids, padel courts, jogging and cycling tracks, a library, an indoor games room, parks, a hobby garden, and a small café and mini mart for everyday stuff. It’s also close to Yas Acres Golf Course, Yas Park Views, and the Yas Golf Collection.

So Which One Makes Sense For You?

Honestly, it depends on what you’re after.

For a smaller, private apartment with marina access and a lower entry price, choose Bristol Residences. For more space, family living, and a canal-side villa community, consider Yas Riva.

Both are off-plan, so you’re paying in stages rather than all upfront, and both developers have solid track records in Abu Dhabi already.

Final Word

Ramhan Island and Yas Island are popular choices for waterfront living. Ramhan offers marina apartments, while Yas features canal-side villas—both with attractive waterfront communities.
