So you’ve found a property in Abu Dhabi that you actually like, and now you’re wondering what comes next. Good news—the process itself isn’t complicated. The part that trips most people up is the paperwork. Not because it’s hard, but because nobody tells you upfront exactly what you’ll need, and you end up scrambling for documents at the last minute.
We’ve put this list together based on what we ask our own clients for every single time. Keep it handy and you’ll be a step ahead.
First, Why Does All This Paperwork Even Matter?
Every property sale here gets registered with the government before it’s considered official. That registration is really what protects you—it’s the proof that the home is legally yours. Skip a document or get one wrong, and the deal can stall right when you least expect it. So a bit of prep now saves you a lot of back-and-forth later.
Your passport (and Emirates ID, if you live here)
Start with the basics. If you’re already a UAE resident, you’ll need your Emirates ID alongside your passport. Buying from outside the country? Your passport will usually get you through the early stages.
Proof of Where You Live
Overseas buyers sometimes get asked to prove their home address—a recent utility bill or bank statement with your name and address on it does the job.
Something That Shows You Can Actually Pay
Nobody’s going to take your word for it. Banks and sellers want to see bank statements, or whatever paperwork proves you’ve got the money lined up, whether that’s cash sitting ready or a mortgage in the works.
The Sale and Purchase Agreement (SPA)
Once you and the seller shake hands on a price, this is the document that puts it in writing—price, payment schedule, and whatever conditions you’ve both agreed to. Take your time with this one. It’s the backbone of the whole deal, so read every line before you sign.
Your Deposit Receipt
Most deals kick off with a deposit, held in escrow or with a licensed broker, as a sign you’re serious. Hang onto that receipt—you’ll be asked for it again down the line.
No Objection Certificate (NOC)
Before the sale can go through, the seller needs to get an NOC from the developer confirming there’s nothing owed on the property—no unpaid service charges, no outstanding fees. Without this, the transfer simply won’t move forward.
If You’re Getting a Mortgage
Financing the purchase means your bank will want a pre-approval letter, proof of income, and a handful of other financial documents. Get this sorted early—mortgage approvals rarely happen overnight, and you don’t want it holding up an otherwise ready deal.
Power of Attorney, If You Need One
Can’t be there in person, or have someone handle the purchase on your behalf? You’ll need a power of attorney, and it has to be properly attested—an unofficial version won’t be accepted.
Marriage Certificate, for Joint Buyers
Buying together with your spouse? Some transactions will ask for an attested marriage certificate as part of the file.
