You found the property. You agreed on a price. Maybe you even started picturing your furniture in the living room. And then, out of nowhere, the deal falls apart.
If this just happened to you, take a breath. It’s more common than people admit, and it’s rarely as final as it feels in the moment.
We’ve sat across the table from a lot of buyers and sellers at Sustainable Homes Real Estate, and honestly, deals collapse for all sorts of reasons. Sometimes it’s the bank or nerves. Sometimes someone just gets a better offer at the last minute. Here’s what usually happens and what you can actually do about it.
Why deals collapse in the first place
The bank valuation comes in lower than the agreed price, and suddenly the buyer can’t get the loan amount they need. Or the mortgage just doesn’t get approved at all. That’s probably the number one culprit.
After that, it’s a mix of things. A seller gets a higher offer while the paperwork is still being sorted. A buyer has second thoughts. Someone’s NOC or title deed takes longer than expected to come through. Or a deadline in the contract just gets missed because life got in the way.
None of this means something went wrong with you or your judgment. Property deals have a lot of moving parts, and any one of them can slip.
If you’re the buyer
First thing, go back and actually read your MoU. Don’t skim it; read it. It should spell out what happens to your deposit if things fall apart, and that matters a lot.
In Abu Dhabi, buyers typically put down around 10% when signing the MoU. If you’re the one who pulls out without a solid reason, that deposit is usually gone. If the seller is the one who backs out, they may owe you double the deposit instead. So before you decide your next move, know exactly where you stand contractually.

Call your agent before you do anything else. A decent agent can often talk to the other side and sort things out faster than you’d expect, especially if there’s still a chance to save the deal.
If financing was the problem, don’t assume it’s over. Talk to another bank, or bring in a mortgage advisor. Sometimes the first “no” isn’t the only answer.
And if real money is on the line or the contract wording is murky, it’s worth twenty minutes with a property lawyer. Better to know your rights than guess at them.
If you’re the seller
Check your MoU to see whether you can keep the deposit and the conditions that allow you to do so. The same advice applies from the other side of the table.
If someone showed interest in your property before this buyer, reach out to them again. Many buyers who almost purchased a property the first time are still interested.
Don’t let the listing sit stale. The Abu Dhabi market moves quickly, and a property that’s been “under offer” for weeks can lose momentum once it’s back on the market. Ask your agent to refresh the photos or the listing description if it’s been a while.
And know your compensation position. If the buyer walked away without good reason, you may be able to keep the deposit. If you were the one who cancelled, you might owe them something. Either way, it’s better to know than to assume.
A few ways to avoid this happening again
- Get pre-approved for a mortgage before you start viewing properties seriously. It saves everyone a lot of grief later, and sellers take you more seriously too.
- Actually read the MoU before you sign it, and ask questions if anything is unclear. It sounds obvious, but a surprising number of disputes come down to someone not reading the fine print.
- Don’t rush the timeline just to close faster. Rushed deals are usually the ones that fall apart.
- The buyer, seller, and agent could have saved many collapsed deals with one honest phone call a week earlier.
- And work with someone who’s done this before. An experienced agent tends to spot the warning signs before they become a full-blown problem.
