If you’re thinking about buying a home in Abu Dhabi, you probably have a long list of questions. Most people do. Here are the ones we hear most often from buyers, with straight answers.
Can foreigners buy property here?
Yes, but only in certain areas. These are called investment zones. Yas Island, Saadiyat Island, Al Reem Island, and Al Raha Beach are some well-known ones. If you buy in one of these zones, the property is yours.
What’s the difference between freehold and leasehold?
With freehold, you own the home and the land it sits on. You can sell it, rent it out, or leave it to your family. With leasehold, you get to use the property for a set number of years, but the land isn’t yours. Always ask which one you’re getting before you sign anything.
Do I have to live in the UAE to buy?
No. Plenty of our buyers live abroad. You can do most of the process from home as long as your documents are in order. It helps to have someone local on your side who can handle the viewings and paperwork for you.

How much money do I need upfront?
If you’re taking a mortgage, expect to pay a down payment of around 20% of the price, sometimes more. Non-residents are often asked for a bigger amount. Each bank has its own rules, so ask them directly. And don’t spend every dirham on the down payment, because there are other costs too.
What other costs come with buying?
More than most people expect. Here are the main ones:
- A registration fee, usually about 2% of the price
- An agent fee, often around 2%
- Mortgage fees, if you take a loan
- Yearly service charges for things like security, cleaning, and shared areas
Add these up before you decide on a budget. It saves a lot of stress later.
Can I get a mortgage as a non-resident?
Yes, many UAE banks lend to non-residents. Residents usually get easier terms. The bank will look at your income, your savings, and your credit record. Rules change from time to time, so check with the bank before you plan around any number.
Is there a yearly property tax?
Abu Dhabi doesn’t charge an annual property tax on homeowners. You will still pay service charges, though, so don’t think of ownership as free after the purchase.
Can buying a home get me a visa?
It can. If your property is worth enough, you may qualify for a long-term residence visa, often called the Golden Visa. The minimum value has changed before and may change again, so check the current requirement with the authorities first.
Should I buy ready or off-plan?
It depends on what you want. A ready home means you can move in or start renting it out right away, and you see exactly what you’re buying. An off-plan home is still being built. It’s usually cheaper, and you pay in stages, but you have to wait for it to be finished. If you need a place soon, go for it. If you can be patient and want a lower price, off-plan may suit you.
Can I rent out my home?
Yes, and many owners do. Rental contracts in Abu Dhabi need to be registered through a system called Tawtheeq. It protects the owner and the tenant, so don’t skip it.
What are the steps to buy?
It’s simpler than it looks:
- Set your budget.
- Pick an area and a type of home.
- View a few properties.
- Make an offer and agree on a price.
- Sign the sales agreement and pay the deposit.
- Finish the mortgage process, if you need one.
- Register the property in your name and collect your documents.
Do I really need a real estate company?
You can do it alone, but it’s a lot of paperwork and a lot of rules. A good company explains things clearly, shows you homes that fit your budget, and checks the details so nothing gets missed.
